Concrete with a long history

This is a city that grew up making things. Hardware, tools, locks and bearings came out of its factories for more than a century, and the neighborhoods around those factories filled with triple-deckers, two-family homes and later rows of Capes and colonials. Plenty of that concrete is still in service. Garage slabs poured in the 1920s, basement floors patched by three generations of owners and shop floors that once held heavy machinery all show up on our estimates. Old concrete can make a great base for a coating, but it needs more thought than a fresh suburban slab.

We start every job by reading the floor. Is it dusty and soft on top? Are there old paint layers, oil stains soaked deep into the surface or patches in three different shades of gray? Does it get damp in spring? The answers decide how we grind, what we repair and which coating system we recommend.

Small garages, big expectations

Many homes here have a detached one-car or narrow two-car garage at the end of a long driveway. Those garages often double as a workshop, a place for the snowblower and the lawn mower and storage for everything that will not fit in the house. A coated floor makes that small space work harder. Light colors bounce what little daylight comes through the windows, spills wipe up instead of staining and sweeping takes minutes instead of raising a cloud of concrete dust.

Damp basements are normal here

Stone and block foundations, high water tables and spring thaw mean a lot of basements in town see moisture. Coating over a damp slab with the wrong product leads to bubbles and peeling within a season. We test with moisture meters and, when needed, calcium chloride kits before choosing a system. Moisture-tolerant primers, breathable sealers or polished concrete can give you a clean, bright floor without trapping water where it causes trouble.

What we install

Winter is the real test

From December through March, cars come home coated in slush and road salt. The brine drips off, soaks into bare concrete and then freezes overnight. Each freeze pushes a little more of the surface apart. After enough winters, the floor turns rough, pitted and stained white. A sealed coating keeps that brine on top, so you can push it out the door with a squeegee. The concrete underneath stays sound, and spring cleanup becomes a quick rinse.

Rental and multi-family properties

Landlords and owner-occupants of two- and three-family houses use coatings to cut turnover work. A coated basement laundry area or shared garage cleans up between tenants with a mop, and it looks cared for in listing photos. We can schedule work around tenants, coat one area at a time and choose fast-curing systems so shared spaces are back in use quickly.

Old factory space, new uses

Former mill and factory buildings are being turned into workshops, studios, gyms, breweries and storage. Their floors often carry a century of oil, adhesive and patching. We grind through that history and install commercial-grade epoxy, urethane cement or polished concrete suited to the new tenant, with safety striping and textured finishes where people and equipment share the floor.

How a project works

1. Estimate visit

We measure, test moisture, look at cracks and old coatings and ask how you use the space.

2. Written proposal

You get an itemized quote listing preparation, repairs, coating layers, colors and schedule.

3. Surface preparation

Diamond grinding with dust collection removes weak concrete, old paint and stains. Cracks and pits are filled.

4. Coating

Primer, body coat, optional flake or metallic layer and a protective topcoat.

5. Walk-through

We review the finished floor with you and go over cure times and care.

Keeping it clean

Sweep or dust mop weekly. Squeegee out meltwater after storms. Mop with warm water and a little pH-neutral cleaner when it needs it. Put a mat at the door into the house. That is the whole routine.

Questions we hear often

Can you coat a really old garage floor?

Usually, yes. If the concrete is sound underneath, grinding and patching make it a solid base. If it is crumbling, we will tell you.

My basement gets damp. Can it still be coated?

Often. We test first and choose a moisture-tolerant system or recommend polished concrete or a breathable sealer.

How long until I can use the floor?

Foot traffic in about a day, vehicles in one to three days depending on the system.

Do you charge for estimates?

No. Estimates are always free.

Local, practical advice

Not every floor needs the most expensive system. Sometimes a basement only needs a breathable sealer, and sometimes a garage needs a full flake floor with repairs. We explain the tradeoffs plainly so you can choose what fits your budget and plans for the house.
